Application Fee

How much is the Application Fee?


The application fee is $74.99 for single family homes and $59.99 for Parkside Apartments. The fee is non-refundable but your application is good for all properties available. An application is required for each person over the age of 18 who will be living in the home. We will only consider fully completed applications that include all the necessary documents. This includes a photo ID, a photo of any pets, a minimum 2 months proof of income with pay stubs, and 12+ months of rent payment proof.



The application fee is used for the administrative costs of processing your application, costs of third party reports, background checks and more. We strive to keep our costs as low as possible, but it does cost us money to process all applications.


If no homes are available for you and your household now, you can still submit an application NOW to get “pre-approved”. Once approved, you will be first in line on the next available home that fits your needs. (Many homes never make the availability list due to this procedure.) 

Security Deposits

How much is the Security Deposit?


The security deposit details will always be listed on our website under the property listing. In certain cases, some of our owners require a higher deposit for their property. Please check the property listings for details.

What are the requirements to qualify?

We are happy and pleased you are considering a Pro FL Management rental property. We are very proud of our homes and believe you will be too.


Our requirement standards for qualifying to rent a home are simple and fair:

 

  • Your net monthly income after taxes must be at least 2.5 times the monthly rent. Proof of income includes a minimum 2 months of recent pay stubs, SSI or pensions. We are unable to verify income paid in cash.
  • Proof of minimum 6 months verifiable rent payment history or mortgage payment history. We are unable to verify cash rent payments. Or you need a credit score of 630+ if you do not have verifiable payment history.
  • Proof of recent past on time mortgage payments for 1 year minimum.
  • Occupant limits of 2 persons per bedroom.

 

An automatic denial will be issued if you owe a previous landlord or property management company money for any reason. We will run a background/credit report to verify you do not owe any money. If there is any information on the report we will issue and automatic denial for your application. 


Bad Credit will NOT Prevent You from Qualifying!

Compensating factors for the purpose of helping applicants qualify who do not meet the initial qualifying standards are considered on a case-by-case basis and can be:

 

  • Additional Deposit
  • Pre-Paid Rent
  • Co-Signer

 

Co-signers need a credit score of over 650, provide proof they meet the same monthly income requirements as applicants and must be a family member over the age of 18.

Pets?

Safe and legal animals that do not damage or reduce value of property may be allowed with an animal deposit.


Our animal policy is subject to change without notice as a result of changes from our insurance carriers.


Animals not in violation of any local ordinance or insurance regulation are usually accepted providing a “non-refundable animal deposit” and a full body photo of the pet. For single family rentals the deposit is $250 per pet and there is a $35 per month pet rent. For multifamily rentals the deposit is $199 for the first pet and $99 for the send and $20 per month rent for the first pet and $15 per month for the second.


Animals must:

 

  • be allowed by all local laws, regulations, etc.
  • not pose a threat, hazard, or nuisance to others or property
  • be approved by Pro FL Management
  • not be a dangerous breed


If your animal complies with these guidelines, your animal may be accepted.


The only exception would be a property owners who specifically states in their management contract “no animals are allowed”.

Application Process

How Long Does It Take to Process My Application?

We strive to process your application as soon as possible. For example, if you submit your rental application at 3:30pm on a Friday afternoon, please understand your application will not begin to be processed until Monday morning. The applications are processed in a timely manner; if you have submitted a fully completed application it usually takes within 3-5 business days.

 

  • Sometimes processing takes longer due to items beyond our control.
  • Such things as verifying your rental history sometimes requires written or faxed requests.
  • Former landlords do not always make you their top priority and can delay the process.
  • Incomplete application and applications missing documents will always delay the process.



Move In Costs and Monthly Fees

The cost to move in is 1st month's rent and security deposit plus any required pet deposits. Additionally there is $199.99 one time move in administration fee and a $149.99 lease signing fee. Please note; some applicants may be asked to pay a larger security deposit or last month's rent to be approved.


Tenants shall pay monthly $15.00 required insurance, $15.00 portal convenience fee, any required pet rent and $15.00 well maintenance fee should the property have a well.


Tenants shall pay a lease renewal fee of $149.99 to renewal the lease yearly based on the move in date.


Tenants shall pay a $50 maintenance dispatch fee for each service request made on the tenant portal should a maintenance tech be dispatched for repairs. Exclude from the fee are roof leaks and plumbing leaks. Tenants will not be charged maintenance dispatch fee for first service order made within first 2 weeks of move in date. After the first 2 weeks the $50 dispatch fee will be charged. Any service request made due to damage or extreme negligence caused by tenant will be billed to the tenant for the cost of the whole repair. Any drain line blockages, back ups or septic pumping due to unauthorized items causing the stoppage will be billed to the tenant for the cost of the whole repair.


Upon tenants submitting a notice to vacate and end the lease, tenants shall pay a one time $199.99 move out administration fee. The move out administration fee is to be paid on the tenant portal and cannot be paid with security deposit funds.

Insurance

We require all tenants to have our Liability to Landlord insurance with liability coverage of $1,000,000. This covers tenants for any damage they may do to the property. This does not cover tenants personal belongings or replace the required renters insurance. The total cost is $18.30/month and is mandatory for all tenants. Personal renter's insurance is required should tenants need their personal belongings covered.
