What Are The Move In Costs and Monthly Fees?

The cost to move in is 1st month's rent and a $600 security deposit plus any required pet deposits. Additionally there is $175 one time administration fee and $149.99 lease signing fee. Please note; some applicants may be asked to pay a larger security deposit or last month's rent to be approved.


Tenants shall pay a monthly trash fee of $21.18 per month and $12.70 for monthly on going pest control.

How Much Is The Security Deposit?

For most units the security deposit is $600. The security deposit details will always be listed on our website under the property listing.

What Are Your Pet Policies?

- One Time Nonrefundable $199 Pet Deposit, Second Pet $99

- 50 lbs weight limit fully grown

- $20 Monthly Pet Rent, Second Pet $15


Safe and legal animals that do not damage or reduce value of property may be allowed with an animal deposit. Animals not in violation of any local ordinance or insurance regulation are usually accepted providing a “non-refundable animal deposit” and a full body photo of the pet. Our animal policy is subject to change without notice as a result of changes from our insurance carriers.


Animals must:

 

  • be allowed by all local laws, regulations, etc.
  • not pose a threat, hazard, or nuisance to others or property
  • be approved by Pro FL Management

 

Do we allow dangerous breeds?


Dangerous breeds are considered to be, but not limited to, Pit Bull-types, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chow Chows, Doberman Pinschers, Akitas, Wolf- hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Husky-types and any mixes of any of these breeds. At this time, we are not accepting any of these breeds.


If your animal complies with these guidelines, your animal may be accepted.

Laundry

There is also a common area laundry room with a key code for entry next to unit 1705

Each unit has individual washer and dryer hooks up you can rent or purchase own.

Please note - due to the opening in the closets the only size that will fit are 24-inch wide apartment size units. If you decide to rent all questions, hook ups, repairs and payments go to CSC directly. Below is a bit about the costs but please reach out to them with any other questions

- 24” stackable sets start at $59.00 per month plus tax.

- One time delivery fee of $35.00.

- One time setup fee of $7.90.

- Insurance at $6.99 is offered but is optional and must be purchased at the time of ordering.

Parking

One bedrooms units can have up to 2 spaces and 2 bedrooms can have up to 3 spaces. Additional spaces can be provided for a $15 per month fee. There is plenty of visitor parking.

What The Requirements To Qualify?

Our requirement standards for qualifying to rent a home are simple and fair:

 

  • Your gross monthly income after taxes must be at least 2.5 times the monthly rent.
  • Be employed consecutively for min of 4 months at the same job with proof of income. Proof of income includes 2 months of recent pay stubs, SSI or pensions. We are unable to verify income paid in cash.
  • Proof of minimum 1 year verifiable rental history with proof of on time rent payments. We are unable to verify cash rent payments.
  • Proof of recent past on time mortgage payments for 1 year minimum.
  • For credit scores of 600 or above, rental or mortgage proof may not be needed.
  • Occupant limits of 2 persons per bedroom.

 

An automatic denial will be issued if you owe a previous landlord or property management company money for any reason. We will run a background/credit report to verify you do not owe any money. If there is any information on the report we will issue and automatic denial for your application. 


Bad Credit will NOT Prevent You from Qualifying!

Compensating factors for the purpose of helping applicants qualify who do not meet the initial qualifying standards are considered on a case-by-case basis and can be:

 

  • Additional Deposit
  • Pre-Paid Rent
  • Co-Signer

 

Co-signers need a credit score of over 700, provide proof they meet the same monthly income requirements as applicants and must be a family member of the age of 18 who owns their home.

What Is The Application Process?

All application are to be done online. We do not accept in person applications or paper application. Applications are $59.99 per adult.

How Long Does It Take to Process My Application?

We strive to process your application as soon as possible. For example, if you submit your rental application at 3:30pm on a Friday afternoon, please understand your application will not begin to be processed until Monday morning. Applications are processed in a timely manner; if you have submitted a fully completed application is usually takes within 3-5 business days.

 

Sometimes processing takes longer due to items beyond our control.

Such things as verifying your rental history sometimes requires written or faxed requests.

Former landlords do not always make you their top priority and can delay the process.

Incomplete application and applications missing documents will always delay the process.

Is Insurance Required?

We require all tenants to purchase personal renters insurance.

How Do I Get A Mail Key?

Keys to the community mailbox can be obtained by bringing your lease to the local USPS post office and and paying $35 for a new key/lock.
